The following is a brief outline of how your Majestic Home will be constructed. By having a general understanding of the construction process, you'll know what to look forward to during the exciting weeks ahead. From signing the Earnest Money Contract, the time frame to the start of construction is normally 30 to 45 days, and is subject to variables, including local government approvals, utility availability, construction backlogs and developer's delivery of lots. The amount of time necessary to build a home is dependent upon many things. The largest factor is the weather; especially rain, which tends to slow construction progress. Other factors include the number of changes requested by the homebuyer, the degree of difficulty encountered in initiating those changes, the availability of materials and contractors. The position of the home on the homesite will be determined before clearing occurs, taking into consideration a variety of factors, including terrain, drainage, utility easements, and municipal requirements for setback and side yards. The contour of the homesite, the location of utility easements, and the driveway approach will determine if your home is built as a "right" or "left" with one being the mirror image of the other. As a result of numerous technical requirements, Majestic Custom Builders assumes sole discretion for placement of the home on the lot. Homesite preparation comes next. At this stage, the homesite is surveyed and marked with stakes to show the final positioning of your home. The land is then cleared of trees and obstructions and the soil is prepared for the construction process. Please note that some trees may be removed to establish swales for proper drainage, and that Majestic Custom Builders reserves the right to remove existing trees from the homesite, as necessary, subject to state and local laws and sound building practices. Existing trees on the lot may die as a result of construction. Even though care and consideration may be exercised on the location of the home in proximity to the existing trees, Majestic Custom Builders does not accept responsibility for the life of the trees. The existence of mature trees within close proximity to the foundation could potentially cause future foundation problems. This may be of particular concern if you have requested Majestic Custom Builders not remove certain trees in close proximity to the home. If you are purchasing a home prior to construction, then existing trees (other than those removed due to the placement of the foundation) may be removed only if requested by signing an Enhancement Change Order within 10 days after the date of the original Earnest Money Contract. In that event Majestic Custom Builders will remove the tree(s) at Purchaser's expense. This is the first stage of construction and one of the most important. The plumbing and electrical undergrounds are installed. The beams are dug. A vapor barrier is put in place. All of the reinforcing cables are installed in the forms. The concrete is placed to complete the foundation. The grade of the lot is established. Reinforcing cables are stressed. All Majestic Home foundations are designed by a licensed professional engineer and are inspected by a technical representative of the engineer before and during concrete placement.
After the foundation is placed, the structure is ready for the framing process. Wood studs, beams, floor joists or floor trusses, and rafters are used to create the skeletal structure of the home.
At the frame stage, all of the exterior and interior walls and the roof are erected. The framing for each floor plan is individually engineered. Some two-story Majestic Custom Builders have engineered floor joists. The entire framing process is normally completed within one to two weeks. (Construction refers to this as the "Cornice Stage")
The order of the work in this stage is 1) exterior foam sheathing; 2) windows and exterior rear doors; 3) eaves, facia and overhang; 4) siding; and 5) roof decking and shingles. Majestic Custom Builders installs Hardiplank siding for all horizontal siding and garages. Hardiplank is also used for the majority of other trim on the house and garage. As a replacement for wood and carrying a 50-year warranty from the manufacturer, Hardiplank is an extremely hard cementatious material that is impervious to rot, warping, and termites. The majority of other trim on the house and garage is also manufactured by Hardiplank and carries a 50-year manufacturer's warranty. The brick will be installed based on the availability of the brick. The electrical wiring, alarm wiring, RG6 cable - alarm, CAT5 - telephone, plumbing lines and H.V.A.C. (Heating, Ventilating, and Air Conditioning) equipment and ducts are installed. Once the items listed above are complete, the home is insulated. Polycel is added to all exterior corners, plates on the first floor, doors and windows, and penetration of wall plates common to the attic. Once the mechanical systems are installed and inspected the insulation is placed in the exterior walls.
The sheetrock (drywall) is installed. The texture is applied.
Cabinets are built or installed for the kitchen and the bathrooms. All moldings and baseboards are installed. The interior doors are hung. Stair parts are installed, where applicable.
8. Paint Stage
The initial interior painting, caulking and staining is done. Majestic Custom Builders uses an upgraded premium paint designed for high humidity and mildew conditions. High grade enamel is applied on all designated trim material.
The plumbing fixtures and the electrical fixtures are installed. The H.V.A.C. compressor and thermostat are installed. The coil, condenser, and compressor are sized to match each other to maximize efficiency. The alarm keypads and control panel are mounted.
10. Final Stage
It is during this stage that many of the cosmetic items are added to your home. The wallpaper and mirrors are hung. Vinyl, ceramic tile and wood floors (where applicable) is installed. All final painting and staining is completed. The floor moldings are installed and painted.
Once the interior of your home is complete, it's time to begin final grading, landscaping, and the installation of the sidewalk, driveway, and patio, and fence where applicable. The carpet with pad is installed.
Your home is again inspected by the local Building Inspectors where applicable. Your Majestic Home is now ready for the Homeowner Orientation, Closing, move-in, and many years of enjoyment. You are welcome to inspect the home at any time during construction. A new home construction site is exciting, but can also be dangerous.
